What’s the difference between waterfront and lake-access homes on Candlewood Lake?
A direct-waterfront home sits on its own Candlewood Lake shoreline, typically with the right to a private dock. A lake-access (lake-community) home is off the water but includes rights to a shared community beach, dock, or marina. Waterfront commands a premium and offers privacy plus a private dock; lake-access offers lake life at a lower price point with shared amenities.
What does a deeded boat slip mean versus a private dock or a mooring?
A private dock is on your own waterfront lot. A deeded boat slip is an owned or assigned slip — usually in a community marina — that conveys with the property. A mooring is a permitted anchor point off a community area rather than a fixed dock. Lake access without a slip lets you use community water amenities but gives no assigned boat berth. Each carries different costs, association rules, and FirstLight permit considerations.
